How do I book a property?

You can book directly through our website, or contact us via WhatsApp, email, or phone. We'll confirm availability and send you a booking link with secure payment through Stripe.

What's included in the price?

All our prices include utilities (electricity, gas, water), WiFi, fresh linen and towels, and a fully equipped kitchen. There are no hidden fees — the price you see is the price you pay.

What are the check-in and check-out times?

Standard check-in is from 3pm and check-out is by 11am. We can often accommodate early check-in or late check-out — just ask when booking.

Is there parking available?

Yes, all our properties come with free parking. Specific parking arrangements vary by property and will be included in your check-in instructions.

Do you offer weekly or monthly rates?

Yes! We offer discounted rates for stays of 7+ nights and even better rates for monthly bookings. Contact us for a personalised quote based on your dates and the property you're interested in.

Who are your properties suitable for?

Our properties are ideal for contractors, tradesmen, engineers, builders, key workers, corporate travellers, relocating families, insurance-displaced guests, and anyone needing comfortable workforce accommodation for short or long term stays.

Can I book for my team?

Absolutely. We specialise in team accommodation for contractors and workforce groups. We can accommodate teams of up to 6 across our properties, with group rates for multiple bookings. We also support recurring bookings and multi-site accommodation for companies with workers at different locations.

Do you offer credit terms or trade accounts?

Yes. We provide trade accounts and credit terms for companies booking contractor accommodation regularly. We can invoice your company directly with 14 or 30-day payment terms. Contact us with your company details to set up an account.

What does your all-inclusive pricing cover?

Our all-inclusive pricing covers everything — utilities (electricity, gas, water), high-speed WiFi, fresh linen and towels, a fully equipped kitchen, and parking. There are no hidden surcharges. We can also quote per person per night (pppn) for team bookings to help with your budget planning.

Do you provide contractor accommodation in Newport?

Yes. We have three properties in Newport, South Wales — ideal for contractors, tradesmen, and workforce teams on M4 corridor projects. Our Newport properties are near the railway station and city centre, with all-inclusive pricing from £75 per night.

Do you provide contractor accommodation near Gatwick?

Yes. Our Waltz Gate apartment in Horley is just 5 minutes from Gatwick Airport — perfect for contractors, engineers, and teams working at the airport, Manor Royal Business District, or nearby construction sites. Free private parking included.

Can I book weekday-only stays?

Yes. Many of our contractor guests book weekday stays (Monday to Friday) and go home at weekends. We offer flexible weekday rates — contact us for a quote tailored to your working pattern.

What is your cancellation policy?

Our standard policy offers a full refund for cancellations made at least 7 days before check-in. Different terms may apply for long-stay or corporate bookings — we'll confirm your specific policy at the time of booking.

I'm a landlord — how does Guaranteed Rent work?

We pay you a fixed monthly rent regardless of occupancy. We handle all bookings, guest management, cleaning, and maintenance. No void periods, no tenant hassle. Visit our Guaranteed Rent page to learn more.

How do I contact you in an emergency during my stay?

We provide a 24/7 emergency contact number in your check-in instructions. For non-urgent issues, you can reach us via WhatsApp or email and we'll respond as quickly as possible.
